Job Description
1. Preparation of Business Plan (if required).
2. To ensure that the weighted average rentals are achieved as per the business plan.
3. Lead Generation, Evaluation of Lease offers, Negotiating terms & rentals, and deal closure.
4. Understanding the current market along with competitors project details.
5. Strategizing & execution of transactions.
6. Attending client /IPCs calls / commercial inquiries.
7. Arranging site visits and explaining the layout etc. in detail to the client/client representative.
8. Maintaining clients database and following up with them at regular interval for their feedbacks.
9. Develop & maintain relationships, and network building with IPCs and local brokers.
10. To prepare status report on the deals those are under various stages of progress/negotiations right from signing of LOI to Commencement date.
11. To preparer monthly / quarterly cost forecast , completion of RFP formalities
12. Follow up on signed Letter of Intent, signed Agreement plus related documents and close the deals within shortest possible time along with collection of Security deposit and other related charges as per the agreed terms & conditions.
13. To ensure that the timelines are met with respect to taking possession of the premises by the clients for fit outs.
14. Co-ordination with other Internal Functional Departments (MEP, Architectural, Legal, Finance, PMS Etc.) for driving leasing activities and arranging for the required documents.
15. Following up & coordinating with existing clients, issuing Invoices and following up for payments (if any), pending documents etc.
16. Preparing IOMs, reviewing Term sheet and draft agreement.
